This week in Austin rent: 279 communities cut the price on a floor plan, 241 raised one
Every day we record the advertised starting price of each floor plan at Austin communities, from the floor plan data we buy. This report compares what each plan cost on Monday, September 28, 2026 with what it cost on Monday, October 5, 2026. We saw 6,711 floor plans at 928 communities on both dates.
279 communities cut the price on at least one floor plan. 241 communities raised the price on at least one. 83 communities did both, which usually means one layout got cheaper and another got scarcer. A move counts here when a plan's lowest advertised rent changed by at least $50 and at least 3 percent. We leave out the small daily nudges of a few dollars that pricing software makes.

How to read this
- What the numbers are. The lowest advertised rent for a floor plan on each date. Not a specific unit, not a negotiated rate, and not what you'll pay after fees. Our true cost calculator does that part.
- What a "cut" means. The plan's starting price is lower than it was a week earlier by at least $50 and at least 3 percent. It can mean a real reduction, a cheaper unit coming back on the market, or a new building trying to fill its first units. Ask before you assume.
- What is left out. Plans that appeared or disappeared during the week, communities that don't publish pricing, and the small daily changes of a few dollars.
- Prices move daily. A number here was true on Monday, October 5, 2026. The live map has today's.
