The companies behind the doors
You shop a building. You sign with a company. 137 of them run 1,000 of the Austin communities we track, and which one you get decides your lease language, your renewal letter, and how fast a work order gets answered.
Each company page carries what we measure: every community it runs here, what each one is asking today, which are running a special, and every rent move we have banked across the portfolio. Greystar is the largest, with 131 communities on our list.
Prices are the lowest advertised rent at each community, from the pricing data we buy, collect and research daily.
It writes the lease, sends the renewal letter, runs the work-order queue, and decides whether the special on the sign survives into the paperwork. Two buildings on the same street run by different companies are two different products, and the building is the part renters shop.
The management company on record for each community in our own directory, cross-checked during our daily pricing research. The 137 companies listed here run 1,000 of the communities we track.
No. We publish what we measure: the portfolio, the asking rents, the specials, the rent moves we have banked. What a company is like to rent from is a judgment, and a judgment with no data behind it does not belong on a page next to numbers that have data behind them. Call and ask us; that part is what a locator is for.
In a market this size a company earns a page once it runs 2 communities we track, so a page always has something on it worth reading. A handful of buildings are owned and run by the same person and carry no company name at all. Ask us about any building and we will tell you who runs it.
