Every rent we have recorded
Start with your bedroom count. Each tile is the lowest market rent any Austin community we track is advertising at that size today, the community asking it, and how far that floor has moved since the first night we banked it.
1,085 communities in the ledger, 55 days tracked, 8,975 moves recorded, 4,997 of them cuts. Bought, collected and researched daily. Latest update October 15, 2026.
Every page below is built from the same nightly record. The number on each card is today's.
The cheapest rent at each size, charted day by day, with who set each step.
OpenEvery rent that moved in the last seven days, cuts first, size by size.
OpenThe communities whose rent fell or rose the most, each one charted by size.
OpenEvery community we hold a banked rent for, by area, with its latest rent at each size.
OpenOur daily pricing data, which we buy from data providers, collect from community websites and research ourselves. Every day the advertised starting rent is banked with the date we updated it. A day with no point means the number did not move. The record opens on August 22, 2026 and holds 55 days so far.
We show you only what we measured ourselves. Plenty of sites will draw you a two year line built out of estimates. Ours starts the day we started watching and grows one honest point at a time. Come back in a month and it will be a month longer.
The one you would actually rent. Every number on this page is banked per bedroom count, so pick your size in the chart tabs and the table columns and ignore the rest.
Yes. Every chart carries a tab per bedroom count, so you can follow a two bedroom on its own instead of the cheapest home of any size. The solid line is the advertised rent before any special. Where a special was running, a dashed line shows what that rent nets out to on a 12-month lease, so the gap between the two is the special made visible.
A move in the lowest advertised rent at a community between two banked days. Moves under a dollar are ignored, and a change we did not record on both sides is never counted. Neither is a step that came from a change in the record we read rather than in the rent: the price stays on the chart, but it is not called a cut or a rise.
Not on its own. A community cutting its floor often means one cheap floor plan opened up, not that the whole building got cheaper. Call us and we will tell you which home the number belongs to before you plan around it.
A community joins the chart the first day a price for it lands in our data. Some publish nothing public and answer only by phone. Those show as contact for pricing across the site rather than as a number we guessed at.
