The Prescott Review: Newer Homes From $1,196 at the Far South End of Congress

01 · The Verdict

A lot of new building for the rent on the far south side, if you can live with thin walls and an office that keeps changing hands.

6.7/10 · Right for someHow we scored The Prescott

We score every community on the same five dimensions, each from 0 to 10, each with a fixed share of the rating that never changes between communities. Multiply each score by its share, add the five together, and you get the number. Resident reviews are evidence for the scores, never averaged in.

Maintenance and management25% of the rating
6.2/10
The newest Google reviews are warm about the people: same day maintenance responses and a front office residents call friendly. The longer record is rockier. At least three management teams have run the building since 2023, Google sits at 3.6, and two one star reviews from June describe move out balances that went to collections.
Location and walkability20% of the rating
6.8/10
Walk Score 45, so most errands mean the car. The 201 bus stops out front and the 801 MetroRapid leaves from Slaughter Station about half a mile south. H-E-B is under a mile away, and downtown is under half an hour by car most of the day.
Noise inside the unit20% of the rating
5.8/10
The weak spot. Hearing neighbors through walls and floors is the most common complaint in the reviews we read, and ApartmentRatings residents give noise a 3.3 out of 5. Outside, Congress Avenue traffic is the main sound. There is no bar strip or flight path nearby.
Value vs. the market20% of the rating
7.0/10
The two bedroom plans are where the money goes furthest: the biggest runs 1,132 square feet with two full baths, and it carries the lowest price per square foot in the building. Every home pays $66 a month in fixed fees on top of rent: $30 sewer, $30 valet trash, $4 pest control and a $2 billing fee. Metered water and electric are extra.
Amenities and building15% of the rating
8.0/10
Elevators, a pool deck with cabanas, a gym plus a yoga and spin room, a club room with billiards, a tech center with offices for rent, a fenced pet park and a pet spa. Few complaints touch the amenities themselves. The gripes are the gate, the dog waste in the halls and the price of EV charging.
Totalweighted sum, rounded to one decimal
6.7/10
6.2×0.25 + 6.8×0.20 + 5.8×0.20 + 7.0×0.20 + 8.0×0.15 = 6.67, rounded to 6.7
Where 6.7 lands on the 10 point scale:
The Prescott · 6.7
What earns it
  • A newer building with a pool deck, two workout rooms, a pet park and spa, and garages for rent.
  • Recent reviews like the people, from the maintenance crew to the front office.
  • Errands are easy by car: H-E-B is 0.6 miles away, about two minutes, and the Southpark Meadows shops are about a mile out.
The catches
  • Thin walls. Noise from neighbors is the top complaint in the reviews.
  • Management keeps changing, and some former residents say their move out bills went straight to collections.
  • It's far south. The SoCo strip and downtown are a drive, not a walk or a quick bike ride.
The full methodology, on its own page

The Prescott is a four story building from 2023 at the far south end of Congress Avenue, about a mile from Southpark Meadows. Out of the more than 1,100 Austin communities we track, this building stands out for its amenity list and two bedrooms of 1,040 to 1,132 square feet. Google reviews average 3.6. Two complaints run through what residents wrote: noise between homes (12 or more reviews) and a management team that keeps turning over (10 or more).

Here's what the ads leave out. The property sells itself as a SoCo apartment, but the SoCo shops are more than five miles north. The Fee Guide adds $66 a month in charges you can't skip, and metered water and electric come on top of that.

Below we lay out the real monthly cost with the current special, what residents say after the first few months, and what to ask on your tour. That's the conversation we'd have with you before you pay an application fee.

What you need to earn to qualify

This is a market-rate building, so there is no income cap and everyone pays the same price. If you spot a much lower price at a building nearby, it is usually an income-restricted unit that most renters can't qualify for, not a better deal on the same thing. To rent here, you usually need to earn at least 3x the advertised base rent, counted before any other specials apply. Screening criteria change. Confirm with the leasing office before you apply.

Current special: Up to 4 Weeks Free + $500 Look and Lease on Select Floorplans (13+ Months). Select units only. Ask which homes qualify before you count on it.

02 · The Evidence · True Cost

Your true monthly cost at The Prescott

Advertised rent is not the whole story. Most communities charge monthly fees on top of rent and bill you for the utilities you use, like water, electric, and internet. It varies a lot, so ask for the fee sheet on your tour. Pick your unit, add the extras that apply, and choose the month you move in. The calculator shows what you should expect to pay each month once those are added and the special is spread across the lease. It is an estimate, not a quote. Only the community can give you a final price.

Bed types come from live pricing. Options are grayed out if The Prescott doesn't offer that layout.

Specials come from the community and can change or end at any time. Some apply only to select units. The math here is an estimate, not a quote. Confirm the exact numbers on your tour before you sign.

Our take

Two things to know before you trust the cheapest pins on this map. First, some of the lowest prices nearby come with income limits. The Martingale next door caps half its homes at 80 percent of area median income, and Augustine, about a mile west, holds back about half of its homes under the city's SMART Housing program. If you earn more than the limit, the lowest prices there aren't open to you. Second, size. The Prescott's studio is 539 square feet and its biggest two bedroom runs 1,132, so compare price per square foot, not just rent. Then add each building's monthly fees back in before you call anything a better deal.

Amenities audit: advertised vs. delivered

Every amenity gets a green (works as advertised), yellow (mixed reviews), or red (residents complain) badge based on what people actually wrote.

Pool deck and cabanas

Delivers

Advertised: "Resort-Style Pool Deck with Cabanas."

Reality: A September reviewer calls out the pool and the gym by name. One thing to ask: the city shows an open permit, issued in March 2026, for new pool construction at this address. Find out what it covers and whether any of the deck will close during your lease.

Gym and spin room

Delivers

Advertised: "Professional Fitness Center with The Mirror. Yoga and Spin Studio with On-Demand Fitness Classes."

Reality: Two rooms, not one: the main gym and a separate room for yoga and spin with classes on demand. If you pay for a spin studio now, try the room on your tour before you cancel your membership.

Club room and events

Delivers

Advertised: "Club Room with Billiards. Resident Social Lounge."

Reality: Residents say the office plans something every month, and events come up in at least 10 reviews as a reason people like living here. You can book the media and game room for a private party: a $250 fee plus a $250 deposit on the Fee Guide.

Tech center and offices

Mixed

Advertised: "Tech Center with Conference Room & Rentable Offices."

Reality: Handy if you work from home and want a door that closes. No review we read mentions it, and the Fee Guide lists no price for the offices, so ask what one costs and whether there is a wait.

Pet park and pet spa

Mixed

Advertised: "Fenced Pet Park. Pet Spa."

Reality: A fenced park and a wash station on site, with an 85 pound limit per pet. The complaint that keeps coming back is dog waste left in hallways, elevators and the mailroom. Look at the hallway carpet and the elevator floor on your tour.

Package room

Delivers

Advertised: "LuxerOne Package Room."

Reality: A locked room beats boxes stacked by your door, so set your delivery notes to the package room.

Gated entry and parking lots

Mixed

Advertised: "Controlled Access Entry."

Reality: A September reviewer says parking in the gated lots is easy to find. The gate itself is the sore spot: reviews describe it staying broken for long stretches. Ask how long the last repair took, and keep valuables out of the car.

EV chargers

Mixed

Advertised: "I love that they have EV chargers."

Reality: That's a resident quote the property posts on its amenities page, not a line from its amenity list. Reviews confirm the chargers are here. The catch is price: at least six reviews say charging here costs more than a Tesla Supercharger. Ask for the rate per kilowatt hour before you plan around it.

Our take

Straight talk. On paper, The Prescott gives you a lot of building for the money: new finishes, a long amenity list, and a crew that's been getting good reviews lately. The questions are about life after you sign. Will the walls let you sleep? Will the team that leased to you still be there at renewal? And if you owe something at move out, will you hear about it before it goes to collections, the way two former residents say theirs did? Ask to see a top floor home, meet the manager, and keep every receipt. If you drive and those answers check out, it's a solid pick for the far south side.

Noise · measured at this address

How loud is The Prescott?

Data: HowLoud
31
noise level, out of 100
Active

Lower is quieter.

A noise level of 31 out of 100 lands in the busy zone. You'll hear the city here, and most of it is road noise. If quiet matters to you, which unit you pick matters more than whether you pick this building.

Traffic44

Busy

What counts as traffic noise?

Road and highway noise at this exact point: engines, tires, sirens. In practice this scale tops out around 50 (Times Square reads 45). A 40 or more means a constant road hum. Under 15 means you will rarely notice a car.

Local0

Calm

What counts as local noise?

Human activity: bars, patios, dogs, deliveries, foot traffic. Think of it as the Saturday night score. It tells you what evenings and weekends sound like, not rush hour.

Airports0

Calm

What counts as airports noise?

Flight paths overhead. Austin-Bergstrom traffic mostly runs east and southeast of the city, so central and west locations usually score low here.

How to read these numbers

The big number is a noise level from 0 to 100, and lower means quieter. For scale, a quiet country road in Texas comes out near 9, and Times Square in New York comes out near 36. The three source scores underneath run the same way: higher means more of that kind of noise, though in practice they top out around 50, not 100. The data company scores quiet on a 0 to 100 scale; we flip it to a noise level so the number reads the way you would expect.

Noise avoidance tip

Inside, the noise to plan around is your neighbors. Outside, it's traffic on Congress Avenue. Ask for a top floor home on the side of the building away from Congress, then stand in it for a few minutes with the windows shut before you sign.

12-month incidents · Census block group around the building

Our take

Read these numbers for what they cover: one census block group around the building, not the whole neighborhood. Of 204 incidents in the past year, 175 were property incidents and 29 were personal, which is above the average block group in the same police sector. Cars broken into and cars stolen add up to 31 of those reports, and the monthly count fell 21 percent in recent months. The building has controlled access entry and gated lots. Our read: lock the car, leave nothing in it, and route packages to the package room.

Source: City of Austin PD crime reports · dataset fdj4-gpfu · block group scale · pulled Oct 2026

Crime numbers tell one part of the story. The other question we get about a block like this: what about the cars? So we pulled the city's crash reports for a quarter mile around the building on October 15, 2026. We pull them again every month.

Traffic safety within a quarter mile

12 crashes in the past 12 months, including 1 serious injury. Most happen on the I-35 frontage roads and Congress Ave.

Our take: the crashes cluster on the I-35 frontage roads, not on the side streets. Walkers have not been seriously hurt near here in the past 12 months.

The bottom line

The Prescott works best for a renter who drives, wants a building that's only a few years old, and will actually use the pool, the gym and the pet park. The two bedrooms give you the most room per dollar in the building, and the current staff is getting good marks.

Frequently asked questions

Are utilities included at The Prescott?

No. On top of rent, the Fee Guide charges $66 a month for sewer, valet trash, pest control and a billing fee. Water runs on a meter, and the Fee Guide doesn't cover electric, so ask leasing who supplies it and what your plan averaged over the last 12 months.

Does The Prescott allow pets, and is there a weight limit?

Yes. Cats and dogs, up to 2 per home, 85 pounds each. Breed restrictions apply, so ask for the list. Each pet costs a $300 fee you won't get back, then $25 a month in pet rent.

How much does a 1 bedroom cost at The Prescott?

One bedrooms run from $1,215 to $1,690 depending on the plan and floor (701–870 sq ft). Add $66 in fixed monthly fees plus your water and electric. Prices move daily, so text us for the number on a specific home.

Does The Prescott have 3 bedroom apartments?

The property lists three bedroom plans, but we didn't see one for rent in mid October 2026. If you need the extra room, ask leasing when one opens up, or look at Windsor South Congress across the street.

What is the current special at The Prescott?

It changes often. In October the property's home page and our pricing feed didn't even agree on how many weeks free. The calculator above uses the latest one we've captured. Text us before you tour and we'll ask which homes it covers and how long a lease it needs.

What are the income requirements at The Prescott?

Plan on earning 3x the rent, counted on the full base rent, not the lower number after a special. On a $1,215 one bedroom, that means $3,645 a month in income you can show on paper, or $43,740 a year. Leasing can change that multiple, so confirm it before you apply.

Does The Prescott accept broken leases, evictions or a criminal record?

We couldn't find screening rules on the property's site. An outside company runs the screening on credit, rental history, employment and background. A lower credit score can sometimes get through with a bigger deposit or a guarantor. The deposit starts at $300 and moves with your results. Rules change, so ask leasing before you pay the $65 application fee.

Does The Prescott have income restricted apartments?

Not that we can find. The City of Austin's inventory of income restricted homes has no record for this address, and the property's site lists none, so the price you see is the market price. If a building nearby looks much cheaper, ask whether that price comes with an income limit.

How much is parking at The Prescott?

Open spaces in the gated lots carry no charge on the Fee Guide. If you want cover, a carport spot is $40 a month and a garage goes for $150. EV chargers are on site, so ask for the rate.

What the crime data shows near The Prescott

Over the past 12 months, City of Austin police logged 175 property incidents and 29 personal incidents in the census block group around The Prescott. For comparison, the average block group in the same police sector logged 103 and 23. The top reports include disturbance calls (19), cars broken into (19), harassment (13) and stolen cars (12), plus 9 mail thefts. From May through September, the monthly count ran 21 percent below November through March. The building's entry is access controlled, and the parking lots sit behind gates.

How is your service really free?

Communities pay us a small referral fee from their marketing budgets when someone we send signs a lease, the same money they'd spend on ads. You never pay us, and using us doesn't change your rent.

How fresh is the data on The Prescott?

Our pricing data refreshes rents and open homes every day. We read the Fee Guide, amenities, pet policy and Google rating in October 2026. Review themes come from Google, ApartmentRatings and ForRent reviews, and the newest Google reviews were pulled the week of October 12, 2026. Spot something that looks wrong? Text us and we'll look into it.
