Seven Review: From $2,297 on West 7th Street, a Block From the Bars

01 · The Verdict

A 98 Walk Score and a staff residents praise, in a 2015 tower where elevator outages and weekend bar noise come with the address.

Skip if you're…
  • You turn in early on weekends and the only open homes face 6th Street
  • You would rather not pay $150 or more a month to park
  • Waiting on elevators at rush hour would wear on you
  • You want utilities rolled into the rent
7.3/10 · Recommend, with caveatsHow we scored Seven

We score every community on the same five dimensions, each from 0 to 10, each with a fixed share of the rating that never changes between communities. Multiply each score by its share, add the five together, and you get the number. Resident reviews are evidence for the scores, never averaged in.

Maintenance and management25% of the rating
6.4/10
Residents praise the staff in 45 plus reviews and the concierge team in 27 on Google. The building pulls the score down: elevator complaints show up 31 times on Google and 25 on ApartmentRatings, and residents describe leaks from pipe failures, including a 2022 flood that one resident says pushed half the building out for repairs.
Location and walkability20% of the rating
9.4/10
Walk Score 98. The Whole Foods flagship at 6th and Lamar is a quarter mile away, buses on routes 4, 5 and 103 stop about two minutes from the door, and Congress Avenue is a four minute drive or a ten minute walk.
Noise inside the unit20% of the rating
5.8/10
Rio, a rooftop pool bar, is less than a block away and the West 6th bars are a block south. A 2022 resident says homes facing 6th Street hear the music and bass until 2 AM, Thursday through Sunday, and thin walls come up in 8 plus reviews.
Value vs. the market20% of the rating
7.6/10
Fixed monthly fees come to $61.78, about what Corazon charges and less than a third of The Waller's $204. The cheapest open one bedroom is a 657 square foot plan, and every tower built since 2014 within half a mile asked more for a one bedroom when we pulled comps in October. Parking adds $150 to $190 a month, and electric and water are billed on top.
Amenities and building15% of the rating
7.4/10
A 23 story tower from 2015 with an infinity pool deck, an outdoor kitchen with a fireplace, a guest suite, a pet wash and a concierge desk. Residents call the gym small, and in a building this tall the elevators decide how the place feels day to day.

What earns it
  • You can give up the car. A resident of five years did, and walked to groceries, the gym, the bars and dinner.
  • A concierge desk, staffed until 11 PM on weeknights and all night on weekends, that takes in food and other deliveries.
  • One bedroom lofts with an extra half bath and ceilings up to 22 feet in select homes, for anyone who finds a standard flat boxed in.
The catches
  • Elevators. When one is out in a 23 story tower the wait gets long, and it's the top complaint in the reviews by a wide margin.
  • The side facing 6th Street hears Rio and the West 6th bars until 2 AM, Thursday through Sunday.
  • Parking costs $150 to $190 a month, and residents report cars broken into and at least one truck stolen from the garage.
The full methodology, on its own page

Seven is a 23 story tower at 7th and Rio Grande, built in 2015 and run by Greystar. It sits a block north of the West 6th bars, a quarter mile from the Whole Foods flagship and a ten minute walk from Congress Avenue. The Walk Score is 98, and a car is optional here. We track pricing across more than 1,100 Austin communities, and with this one the question isn't the location. It's the building.

Here's what the listing photos leave out. Every base rent carries $61.78 a month in fixed fees, parking runs $150 to $190 more, and electric and water are billed on top. The complaints that keep coming back are about the building, not the people: elevators that break down, and weekend bar noise on the side facing 6th Street.

Below we walk through the real monthly cost, which way to face, what 400 plus reviews say once you get past the first month, and what to test on a tour. It's what we'd go over with you before you ever set foot in the leasing office.

What you need to earn to qualify

This is a market-rate building, so there is no income cap and everyone pays the same price. If you spot a much lower price at a building nearby, it is usually an income-restricted unit that most renters can't qualify for, not a better deal on the same thing. To rent here, you usually need to earn at least 3x the advertised base rent, counted before any other specials apply. Screening criteria change. Confirm with the leasing office before you apply.

02 · The Evidence · True Cost

Your true monthly cost at Seven

Advertised rent is not the whole story. Most communities charge monthly fees on top of rent and bill you for the utilities you use, like water, electric, and internet. It varies a lot, so ask for the fee sheet on your tour. Pick your unit, add the extras that apply, and choose the month you move in. The calculator shows what you should expect to pay each month once those are added and the special is spread across the lease. It is an estimate, not a quote. Only the community can give you a final price.

Bed types come from live pricing. Options are grayed out if Seven doesn't offer that layout.

Specials come from the community and can change or end at any time. Some apply only to select units. The math here is an estimate, not a quote. Confirm the exact numbers on your tour before you sign.

Our take

Two things shape this map. Seven's entry one bedroom is a 657 square foot plan, and the cheaper pins around it are older buildings from the 2000s. The towers built since 2014 ask more, some of them for less space. The two bedrooms run from a 1,030 square foot terrace plan that undercuts the towers nearby, through a 1,225 square foot plan, up to 1,792 square foot homes that price near the top of the map. Before you compare totals, add Seven's $61.78 in fixed fees and its parking, and keep in mind that 415 Colorado folds its utilities into the rent.

Amenities audit: advertised vs. delivered

Every amenity gets a green (works as advertised), yellow (mixed reviews), or red (residents complain) badge based on what people actually wrote.

Sun deck and infinity pool

Delivers

Advertised: "Expansive sun deck with infinity pool"

Reality: A resident of five years calls the shaded pool a hidden gem and mentions a lounge with couches and TVs. It closed for repairs that ran late in the spring of 2022, so ask whether any work is planned for next summer.

Fitness studio

Mixed

Advertised: "24-hour fitness studio"

Reality: Open all day and night, and residents call it small for a 23 story building. Go look at it around 6 PM on a weekday before you drop an outside gym.

Concierge desk

Delivers

Advertised: "Friendly on-site concierge"

Reality: Concierge praise shows up in 27 Google reviews, and the desk holds food and other deliveries for you. Check the hours in the concierge tab below before you count on a late delivery.

Elevators

Concern

Advertised: "Freight Elevator"

Reality: The top complaint at Seven: 31 Google reviews and 25 on ApartmentRatings mention elevators down or slow. With 23 floors, one car out means crowded rides and long waits. A 2022 resident felt bad for neighbors with large pets who need the room.

Pet wash and dog park

Delivers

Advertised: "Barks & Bubbles on-site pet wash station"

Reality: Useful in a building with no weight limit on dogs, and a 2023 resident says they love all the dogs here. Big dog owners should weigh the elevator problem first.

Outdoor kitchen and fireplace

Delivers

Advertised: "Outdoor living area with kitchen and fireplace"

Reality: A spot to cook out and sit by a fire without leaving downtown. We found no complaints about it in the reviews we read. Ask if you can reserve it for a group.

Business lounge and boardroom

Delivers

Advertised: "Cyber business lounge and boardroom"

Reality: Good for a video call or a meeting you'd rather not host in your living room. Select homes come with a built in desk, which beats carrying a laptop downstairs every day.

Garage parking

Concern

Advertised: "Multi-Level Parking Garage"

Reality: Resident parking runs $150 unreserved and $190 reserved a month, per the property FAQ. A resident wrote in March 2026 that their truck was stolen from the garage, and other reviews mention cars broken into and garage gates left open. Leave nothing in the car.

EV charging

Delivers

Advertised: "Electric Car Charging Stations"

Reality: The chargers sit in the resident garage, per the property FAQ. Ask how many there are and whether they cost extra before you count on charging at home every night.

Bike storage and repair room

Delivers

Advertised: "Complimentary bicycle storage and repair room"

Reality: Free, and handy with the lake trail about a ten minute walk south. Thefts are the most common incidents in the city data around the building, so keep the bike in the room, not on a street rack.

Our take

Our honest read: Seven's address does most of the work: you walk to dinner, to the trail and to the office, and the staff earns real praise. The building is where people lose patience. When an elevator is out in a 23 story tower, everybody feels it, and from Thursday to Sunday the south side hears Rio and West 6th until close. Neither one is a secret, so plan around both: ask for a home facing west or north, ride the elevators at 8 AM on your tour, and get the parking price in writing before you sign.

How loud is Seven?

Data: HowLoud
28
noise level, out of 100
Active

Lower is quieter.

A noise level of 28 out of 100 lands in the busy zone. You'll hear the city here, and most of it is road noise. If quiet matters to you, which unit you pick matters more than whether you pick this building.

Traffic36

Busy

What counts as traffic noise?

Road and highway noise at this exact point: engines, tires, sirens. In practice this scale tops out around 50 (Times Square reads 45). A 40 or more means a constant road hum. Under 15 means you will rarely notice a car.

Local2

Active

What counts as local noise?

Human activity: bars, patios, dogs, deliveries, foot traffic. Think of it as the Saturday night score. It tells you what evenings and weekends sound like, not rush hour.

Airports0

Calm

What counts as airports noise?

Flight paths overhead. Austin-Bergstrom traffic mostly runs east and southeast of the city, so central and west locations usually score low here.

How to read these numbers

The big number is a noise level from 0 to 100, and lower means quieter. For scale, a quiet country road in Texas comes out near 9, and Times Square in New York comes out near 36. The three source scores underneath run the same way: higher means more of that kind of noise, though in practice they top out around 50, not 100. The data company scores quiet on a 0 to 100 scale; we flip it to a noise level so the number reads the way you would expect.

Noise avoidance tip

The loud side is south, toward Rio and the West 6th bars, and it stays loud until 2 AM Thursday through Sunday. A resident of five years points to west facing homes as the quiet ones, and others say north facing homes on upper floors are quieter too. Tour on a Friday night and stand in the home with the windows shut.

Our take

Read this number against the area it covers. Seven's census block group is a big slice of northwest downtown on the West 6th side, with bars, hotels and late night foot traffic. Over the past year it logged 503 property incidents and 111 personal ones, roughly a third more property incidents and a quarter more personal ones than the average block group in the downtown police sector. Theft from a person, theft, vandalism and assault top the list, the pattern you see around bars, and the monthly count eased about 15 percent in recent months. Our read: keep your car empty, let the concierge hold your packages, and walk home from 6th Street with your phone in your pocket.

Source: City of Austin PD crime reports · dataset fdj4-gpfu · block group scale · pulled Oct 2026

Crime numbers tell one part of the story. The other question we get about a block like this: what about the cars? So we pulled the city's crash reports for a quarter mile around the building on October 15, 2026. We pull them again every month.

Traffic safety within a quarter mile

26 crashes in the past 12 months, including 1 death. Most happen on Guadalupe and 6th St.

Our take: pedestrians have been seriously hurt here in the past 12 months. Cross at signals and treat the busy streets with respect, especially at night.

The bottom line

Seven makes downtown living without a car easy: a 98 Walk Score, a Whole Foods a quarter mile away, a concierge desk that takes in your deliveries, and loft plans with ceilings up to 22 feet in select homes. If you want to walk out the front door into downtown every day, it belongs on your list.

Frequently asked questions

Are utilities included at Seven?

No. Seven adds $61.78 a month in fixed fees to every base rent, and you pay electric, water and sewer on top of that. The fees tab above has the detail, and it's worth asking leasing what the last 12 months of utilities averaged for the plan you want.

Does Seven allow pets, and is there a weight limit?

Yes. Up to 2 cats or dogs per home and no weight limit, though some breeds are restricted. The pet policy tab above has the fee and the monthly pet rent.

How much does a 1 bedroom cost at Seven?

Open one bedrooms run from $2,297 to $3,013 (657–892 sq ft). Add $61.78 in fixed fees, your utilities and parking if you need it. One bedroom lofts, with an extra half bath, cost a good deal more when one opens. Prices move daily, so text us for the number on a specific home.

Does Seven have studios or 3 bedrooms?

No. Seven builds only one and two bedrooms, plus lofts and terrace plans in both sizes. If you need a studio or a third bedroom, The Bowie and 415 Colorado are both within a few blocks.

What is the current special at Seven?

Specials change often. If one is running, the calculator on this page applies it. Before you apply, ask which homes and which lease lengths it covers, and get it written into the lease.

What are the income requirements at Seven?

Seven doesn't post a number. Plan on about 3x the monthly rent, measured on the base rent, not the rent after a special. For a $2,297 one bedroom that works out to $6,891 a month, or $82,692 a year, in income you can document. Those rules can change, so ask leasing first.

Can I rent at Seven with a broken lease, an eviction or a record?
