415 Colorado Review: What $2,455/Month Actually Gets You in a 47 Story Tower

01 · The Verdict

Utilities included and a walk everywhere address, but you are paying top dollar to beta test a tower in its first year.

  • Budget is under $3,000 a month all in for a one bedroom. The cheapest 1BR nets out around $2,899 plus parking
  • Credit below 650 or any rental history issues. Screening here is as strict as Austin gets
  • Noise sensitive and can't get a high floor facing away from the bars
  • Set on the lowest sticker price. The free weeks apply to select units, so the deal depends on what is open when you tour
8.7/10 · Recommend, with caveatsHow we scored 415 Colorado

We score every community on the same five dimensions, each from 0 to 10, each with a fixed share of the rating that never changes between communities. Multiply each score by its share, add the five together, and you get the number. Resident reviews are evidence for the scores, never averaged in.

Maintenance and management25% of the rating
8.8/10
Staff praise runs through 14 of the 70 reviews over 10 months, with Carlos, Liz, and Juliette named. RPM answers every review, though the answers read like a template. The building is too new to have a repair track record.
Location and walkability20% of the rating

What earns it
  • Utilities in the base rent: gas, water, electric, heat, trash, sewer, and A/C. That is $200 to $300 a month most downtown towers charge on top, and no listing site shows it.
  • A stable, praised leasing team. Carlos, Liz, and Juliette show up by name in the staff praise, which runs through 14 reviews over 10 months. Staff consistency like that is rare in a new building.
  • Real concessions: up to 8 weeks free on select units, and a $0 admin fee.
The catches
  • The $300 application fee does not come back if you are denied. A couple applying together has $600 at risk. Check your approval odds before you apply.
  • It opened in 2025, and about a quarter of the building was still unleased at our last check. New towers have a shakedown year, and this one has not been tested at full occupancy.
  • Weekend noise from Luna and the nearby venues gets through the glass, worst in units facing west and south.
The full methodology, on its own page

Every luxury tower downtown looks incredible in photos. Floor to ceiling windows, rooftop lounges, resort pools. 415 Colorado checks all those boxes. What caught our attention is how they handle utilities: gas, water, electric, heat, trash, sewer, and A/C are all in the base rent. We track pricing across Austin every day, and we almost never see that in a luxury high rise. It changes the true cost math by $200 to $300 a month against buildings a few blocks away.

Now the parts the listing sites skip. The $300 application fee is one of the highest in Austin. The building opened in 2025, so it has barely a year of track record. And downtown noise already bleeds through those beautiful windows on weekend nights. These tradeoffs are real, and they matter more than the brochure does.

This guide breaks down the true monthly cost with the current special, who actually gets approved here, what 70 reviews say once you sort the tour raves from what residents report after they move in, and exactly what to confirm in writing before you spend $300 applying. We'd build this same file for a client. Here it is for everyone.

None of the 328 apartments have an income cap. The price you see is the same for everyone, no matter what you earn. To rent here, you usually need to earn at least 3x the advertised base rent, counted before any other specials apply. Screening criteria change. Confirm with the leasing office before you apply.

02 · The Evidence · True Cost

Your true monthly cost at 415 Colorado

Advertised rent is not the whole story. At 415 Colorado the main utilities are folded into the rent, which is unusual, so this gets you closer to an all-in number than most buildings. Still watch for optional add-ons like parking or a pet fee. Pick your unit, add the extras that apply, and choose the month you move in. The calculator shows what you should expect to pay each month once those are added and the special is spread across the lease. It is an estimate, not a quote. Only the community can give you a final price.

Bed types come from live pricing. Options are grayed out if 415 Colorado doesn't offer that layout.

Specials come from the community and can change or end at any time. Some apply only to select units. The math here is an estimate, not a quote. Confirm the exact numbers on your tour before you sign.

How rent at 415 Colorado has moved

What 415 Colorado itself has been asking for a 1 Bedroom: the building's advertised rate from our monthly snapshots, before any special, not an area average. Pick a different size in the market widget above and this follows. 3 months tracked.

vs. 2 months ago
Flat

from August 2026

Right now 415 Colorado is asking $3,619 for a 1 Bedroom against a $2,666 median for the blocks around it. That is $953/mo over the neighborhood.

Our take: rents have barely moved over the past 2 months. You won't win much on the rate itself, so we'd push on what's around it: admin fees, deposit, parking, a free month on a longer term.

Our take

Read this map with the utilities math in mind. Every tower around this one quotes a lower sticker, then stacks electric, gas, water, trash, and A/C on top. 415 Colorado bakes all of that into the rent, so knock a couple hundred dollars off its number before you compare anything. Do that and the studios move from priciest on the block to the middle of the pack, and the one bedrooms get within range of buildings a decade older. One more thing the pins will show you: the lowest numbers nearby usually come with a catch. Sometimes it is an older building, sometimes a low floor, and sometimes an income restricted unit most renters will not qualify for. We compare net effective rent with the concession applied, and nothing else.

Our take

Here's what no listing site will tell you. You'd be one of the first people to ever live here, and new towers have a rough first year. About a quarter of the units are still empty. The $300 application fee is the real sting: triple the going rate, and gone if you get turned down. Text us first so you don't waste it. And the units facing west and south catch the weekend bar noise, so ask for one facing away.

How loud is 415 Colorado?

Data: HowLoud
35
noise level, out of 100
Busy

Lower is quieter.

A noise level of 35 out of 100 lands in the busy zone. You'll hear the city here, and most of it is road noise. If quiet matters to you, which unit you pick matters more than whether you pick this building.

Traffic43

Busy

What counts as traffic noise?

Road and highway noise at this exact point: engines, tires, sirens. In practice this scale tops out around 50 (Times Square reads 45). A 40 or more means a constant road hum. Under 15 means you will rarely notice a car.

Local4

Busy

What counts as local noise?

Human activity: bars, patios, dogs, deliveries, foot traffic. Think of it as the Saturday night score. It tells you what evenings and weekends sound like, not rush hour.

Airports0

Calm

What counts as airports noise?

Flight paths overhead. Austin-Bergstrom traffic mostly runs east and southeast of the city, so central and west locations usually score low here.

How to read these numbers

The big number is a noise level from 0 to 100, and lower means quieter. For scale, a quiet country road in Texas comes out near 9, and Times Square in New York comes out near 36. The three source scores underneath run the same way: higher means more of that kind of noise, though in practice they top out around 50, not 100. The data company scores quiet on a 0 to 100 scale; we flip it to a noise level so the number reads the way you would expect.

Noise avoidance tip

Residents report noise from Luna and the 4th to 6th Street venues getting through the windows Thursday to Sunday, and glass does not block sound like concrete does. Ask which units face away from the bars, aim high, and tour in the evening. Higher floors trade street noise for some wind noise.

Our take

Read the number next to the downtown average. This block group logged 508 incidents in 12 months, and it covers the Warehouse District bar blocks. The downtown block group average is 751, so this one runs about 30 percent below it, and 418 of the 508 are property crime. The building has a 24/7 concierge and a controlled access garage. Our read: park in the garage and never leave anything visible in the car.

Source: City of Austin PD crime reports · dataset fdj4-gpfu · block group scale · pulled Aug 2026

Crime numbers tell one part of the story. The other question we get about a block like this: what about the cars? So we pulled the city's crash reports for a quarter mile around the building on September 22, 2026. We pull them again every month.

Traffic safety within a quarter mile

74 crashes in the past 12 months, including 3 serious injuries. Most happen on Lavaca and Congress Ave.

Our take: pedestrians have been seriously hurt here in the past 12 months. Cross at signals and treat the busy streets with respect, especially at night.

03 · The Decision

The bottom line

The strengths are real: a brand new tower with utilities in the rent, up to 8 weeks free, and a leasing team residents praise by name. The tradeoffs are just as real: premium rent for a building with less than a year of track record, weekend noise through the glass, and a $300 application fee that is triple the market norm.

The math works in year one, especially on studios. A $2,455 studio with the full 8 weeks free nets out near $2,078 with no utility bills, which is competitive with older buildings charging $1,800 plus $200 to $300 in fees. If you can tolerate some early uncertainty in exchange for new construction and genuine concessions, 415 Colorado deserves a hard look. Check your approval odds before you apply, get everything in writing, and pick which way your unit faces carefully.

Frequently asked questions

Does 415 Colorado allow pets?

Yes. Up to 2 pets, 60 lb weight limit each, and no breed restrictions. Budget a $350 fee per pet that is not refundable plus $30 a month pet rent per pet, and expect a third party pet screening.

What utilities are included at 415 Colorado?

Gas, water, electricity, heat, trash, sewer, and A/C are all in the base rent. That is unusual for a downtown tower and saves $200 to $300 a month against nearby buildings that bill separately.

What is the current special?

Last confirmed: up to 8 weeks free on select units. Specials change often, so text us before you tour and we'll ask leasing what is running now.

How much is parking at 415 Colorado?

Garage parking is $150 a month per vehicle. No free parking comes with the unit, and downtown you will want the garage.

How much does a 1 bedroom cost at 415 Colorado?

1 bedrooms run from about $3,424 to $4,574 depending on floor, view, and size (816–1,031 sq ft). Utilities are in the rent, so the number you see is closer to the number you pay than at most towers. Pricing changes daily, so text us for the current number on any specific unit.

What are the income requirements?

Not published, but RPM Living properties typically require around 3x monthly rent, and they qualify you on the base rent, not the net effective. For a $3,424 1BR that means $10,272 a month or $123,264 a year in income you can document.

What credit score do you need?

Not published either. Based on luxury buildings RPM manages, expect 650+ for a smooth approval, a possible extra deposit from 620 to 649, and a likely denial below 620. The application fee is $300 and does not come back, so check your approval odds before you spend it.

Is there a monthly amenity fee?

Unclear, and that is the honest answer. One resident review mentions paying one; another source says amenities are in the rent. Ask the leasing office directly and get the answer in writing before you sign.

What floor is the pool on?

The 19th floor. Heated, with an aqua bar and cabanas. One resident notes the deck does not get much direct sun; the tower shades it for part of the day. Judge it yourself on tour.

Is 415 Colorado noisy?

It can be on weekends. The Warehouse District sits between the 6th Street bars and Rainey, and residents report noise from Luna getting through the windows Thursday to Sunday. Higher floors facing away from the bars are the fix.

What are the biggest complaints?

Complaints are rare so far: weekend noise, questions about the amenity fee and the shaded pool deck, and one report of a thin gym. The live Google rating is 4.5 across 70 reviews, down from 4.8 earlier in the year, which is worth watching as more residents pass the one year mark.

How is your service really free?

Apartment communities pay locator agents a small referral fee when we send them a qualified renter who signs a lease. That fee comes from their marketing budget, the same money they'd otherwise spend on ads. You never pay us anything, and using a locator doesn't raise your rent.

How fresh is this 415 Colorado data?

The article research dates to late June 2026, the Google rating and review count were rechecked in August 2026, and rent ranges refresh every day in our pricing data. If something looks off, ask us and we'll check it with leasing before you tour.
