The market floor, by size

Pick a bedroom count and this is the cheapest any community we track was asking for it, day by day, and the community asking it.

Bought, collected and researched daily. Latest update October 15, 2026.

Pick your size

It is drawn as a step rather than a slope: the floor holds at each level until the day the lowest rent changes. One community sets the floor at a time. A community joins the line the first night we bank a rent for it, so the floor can drop the day a cheaper community arrives, with no rent falling at all. It goes back up when the community holding it raises that number, which often means its cheapest home leased, and the floor passes to the next lowest community.

Open the list under the chart to see the date, the rent and the community behind every step.

20 moves in the 1 bedroom floor since Aug 23, out of 886 communities with a market rent at that size. Down $42 over that stretch, and Balcones Club holds it today.

The lowest advertised rent at that size across every community we track, before any special, leaving out rents a program caps and rates quoted per bed. One community sets it, so it moves when that community moves.

What a short line means

The ledger began August 22, 2026. That is genuinely all the history we have, and it is the only history we will ever show you: measured, dated, and ours. A chart with one point is one honest observation rather than a trend we guessed at. 314 communities have not moved their starting rent once since we started watching, and that is a fact worth knowing before you walk in to negotiate.

Each chart is drawn as a step, not a sloping line. A community sets a rent and holds it until it sets a different one, so a slope between two checks would show a movement that never happened. The caption under each chart says how many times we confirmed the number, which is the difference between a rent that has held for weeks and one we simply have not rechecked. The size strip and the market floor chart use the lowest rent any community publishes at that size, leaving out rents a program caps and rates quoted per bed, so a single cheap home moves them; the median on the size pages is the steadier number.
No cost. No obligation. Three short steps.
