The Quincy Review: Homes From $1,485 by Rainey Street, and the Fees Every Plan Adds

01 · The Verdict

Lake views, a grocery in the lobby and the trail a few minutes away, with $163 a month in required fees and a steep price jump once one bedrooms pass 750 square feet.

Skip if you're…
  • You need quiet on weekend nights, with the Rainey Street bars a few minutes away
  • You need a roomy one bedroom on a tight budget
  • You want utilities and fees rolled into one monthly number
  • You'd rather not live across the street from a construction site until 2029
8.0/10 · Recommend, with caveatsHow we scored The Quincy

We score every community on the same five dimensions, each from 0 to 10, each with a fixed share of the rating that never changes between communities. Multiply each score by its share, add the five together, and you get the number. Resident reviews are evidence for the scores, never averaged in.

Maintenance and management25% of the rating
8.0/10
Staff praise shows up in reviews more than 150 times, and the front desk gets another 35 or so. The weak spot is the homes between residents: a recent four star review describes wall patches, cabinet damage and dirty grout left for the next person, and maintenance that runs slow but gets there.
Location and walkability20% of the rating
9.3/10
Walk Score 93. Lady Bird Lake and the Butler Trail are about five minutes on foot, the Rainey Street bars about three, and a grocery store is in the lobby. Congress Avenue and the Downtown rail station are each under a ten minute walk.
Noise inside the unit20% of the rating
6.4/10
The Rainey Street bars are a three minute walk and busy every weekend, Cesar Chavez carries traffic past the front door, and the convention center across the street is being rebuilt. Residents bring up construction noise and dust about a dozen times. The apartments start above the office floors, so no home sits at street level.
Value vs. the market20% of the rating
7.8/10
Studios and two bedrooms price below the newer towers on Rainey per square foot. Then add $163 a month in required fees on every plan, parking from $125 and every utility. One bedrooms are the uneven part: the smallest plan prices near a studio, and the plans from 750 square feet up cost over $1,000 a month more.
Amenities and building15% of the rating
8.6/10
A tower that opened in 2021 with a pool deck and plunge pool, a sky lounge, a coworking space, a sports lounge, a dog grooming room, guest suites, storage rooms and a grocery in the lobby. Pool upkeep comes up a few times in reviews, and so do long elevator waits on weekends.
Totalweighted sum, rounded to one decimal

The Quincy · 8.0
What earns it
  • Real lake and skyline views from the upper floors, with the Butler Trail a few minutes from the lobby.
  • A grocery store downstairs, a front desk residents praise by name, and building events one longtime resident credits with meeting the neighbors.
  • Studios that start low for a tower this new, in sizes from 382 to 551 square feet.
The catches
  • Every plan carries $163 a month in required fees, and parking and all utilities come on top. Budget a few hundred a month above the base rent.
  • One bedrooms come in a low price tier and a much higher one, so ask about the plans under 650 square feet before you price anything bigger.
  • Homes can look tired at turnover, and the convention center rebuild across the street means construction noise until it reopens in 2029.
The full methodology, on its own page

The Quincy is the tower at Red River and Cesar Chavez, right where downtown runs into the Rainey Street bars and the lake. We track pricing across more than 1,100 Austin communities, and two things set this one apart. Its studios start low for a tower this new, and it packs a lot into the building: a grocery in the lobby, a front desk, a coworking space and guest suites.

Here's what the listing photos leave out. The property's own price list adds $163 a month in required fees to every plan, and parking and utilities sit on top of that. One bedroom pricing has a cliff: the smallest plan costs about what a big studio does, and the plans from 750 square feet up run over $1,000 a month more. And across Cesar Chavez, the convention center is being torn down and rebuilt through 2029.

Further down: the true monthly cost with whatever special is running, the 14 homes held for lower incomes, what residents say about living here, and the questions to ask before you sign. It's the talk we'd have with you before a tour.

Some apartments here have income limits

14 of the 347 apartments here are saved for renters who earn under a set amount. Earn more and you can't rent those. So if one price looks way cheaper, that is probably why. Ask the leasing office which ones. To rent here, you usually need to earn at least 3x the advertised base rent, counted before any other specials apply. Screening criteria change. Confirm with the leasing office before you apply.

02 · The Evidence · True Cost

Your true monthly cost at The Quincy

Advertised rent is not the whole story. Most communities charge monthly fees on top of rent and bill you for the utilities you use, like water, electric, and internet. It varies a lot, so ask for the fee sheet on your tour. Pick your unit, add the extras that apply, and choose the month you move in. The calculator shows what you should expect to pay each month once those are added and the special is spread across the lease. It is an estimate, not a quote. Only the community can give you a final price.

Bed types come from live pricing. Options are grayed out if The Quincy doesn't offer that layout.

Specials come from the community and can change or end at any time. Some apply only to select units. The math here is an estimate, not a quote. Confirm the exact numbers on your tour before you sign.

Our take

Check the size behind each price on this map. The Quincy's cheapest studio is a small one at 382 square feet, but its studios as a group price below the newer Rainey towers per square foot. Among the Rainey towers, only the older Skyhouse beats them. One bedrooms come in two tiers: the small plans under 650 square feet, priced near the studios, then the 750 to 884 square foot plans, which cost much more but still run below 700 River, Paseo and The Travis per square foot. Two bedrooms follow the same pattern. Before you compare totals, add back The Quincy's $163 in required fees, and ask every other building on this map what it adds on top of its rent.

The Quincy Pool terrace

Pool terrace

Delivers

Advertised: "Pool with soaking ledge & plunge pool."

Reality: Cabanas, shaded lounge beds and a refreshment bar sit around it. Pool upkeep comes up a handful of times in reviews, so look at the water and the furniture on your tour.

Rooftop terrace and sky lounge

Delivers

Advertised: "Rooftop terrace with outdoor fire pit & gas torchieres."

Reality: Along with a sky lounge and an observation deck, this is where the lake and skyline views pay off. It works for having friends over without crowding your apartment.

The Quincy Yoga and TRX room

Yoga and TRX room

Delivers

Advertised: "Yoga & TRX room overlooking pool terrace."

Reality: Good for a stretch or a TRX session with a view over the pool. The amenity list names this room and no separate gym, so if you lift, ask to see the workout space on your tour.

Coworking space

Delivers

Advertised: "Large co-working space & business center with printers."

Reality: Plus a private conference room and small meeting booths. If you work from home a few days a week, this is a real place to work, not a desk in the corner of the lobby.

Grocery in the lobby

Delivers

Advertised: "Royal Blue Grocery in Lobby."

Reality: Good for coffee, snacks and the one thing you forgot for dinner. For a full weekly shop, the Whole Foods on East 5th is about a ten minute walk under I-35.

Dog grooming room

Delivers

Advertised: "Indoor dog grooming spa with blow dryers."

Reality: With no weight limit for dogs and the trail five minutes away, this is an easy building for a big dog. Pet fees add up, so see the pet tab below.

Front desk and parcel lockers

Delivers

Advertised: "Concierge services."

Reality: The front desk is the most praised thing here after the leasing team, and residents call out desk staff by name. Packages go to automated lockers, and there are dry cleaning lockers too.

Sports lounge

Delivers

Advertised: "Sports lounge with shuffleboard, pool table & flat screens."

Reality: A place to watch the game without paying Rainey Street prices. The building holds resident events, and one resident who has lived here since it opened says they make it easier to get to know the neighbors.

Guest suites

Mixed

Advertised: "Guest suites."

Reality: Somewhere for out of town guests to stay without a hotel bill. The property doesn't publish the nightly rate or the booking rules, so ask for both before you count on them.

Garage and EV charging

Mixed

Advertised: "Electrical vehicle charging stations."

Reality: No parking comes with the apartment. An open garage spot runs $125 a month and a reserved one $200. Ask how many chargers there are and how residents share them.

Bike room

Delivers

Advertised: "Bike room with repair station."

Reality: Handy here, with the trail, Rainey and the rest of downtown a short ride away. Bike theft shows up in the police reports for this block, so lock it even inside.

Our take

If a friend asked us, we'd say this. The Quincy is a good building in a great spot, with a 4.3 rating across 275 reviews, and the staff are what residents praise first. What catches people is the money around the rent: $163 in fees, parking, every utility, and one bedrooms that jump over $1,000 a month once you pass 750 square feet. Price the whole month before you fall for the view. Then walk the exact home you'd rent, look hard at the walls, cabinets and grout, and get anything worn fixed before you move in, not after.

How loud is The Quincy?

Data: HowLoud
33
noise level, out of 100
Busy

Lower is quieter.

A noise level of 33 out of 100 lands in the busy zone. You'll hear the city here, and most of it is road noise. If quiet matters to you, which unit you pick matters more than whether you pick this building.

Traffic44

Busy

What counts as traffic noise?

Road and highway noise at this exact point: engines, tires, sirens. In practice this scale tops out around 50 (Times Square reads 45). A 40 or more means a constant road hum. Under 15 means you will rarely notice a car.

Local2

Active

What counts as local noise?

Human activity: bars, patios, dogs, deliveries, foot traffic. Think of it as the Saturday night score. It tells you what evenings and weekends sound like, not rush hour.

Airports0

Calm

What counts as airports noise?

Flight paths overhead. Austin-Bergstrom traffic mostly runs east and southeast of the city, so central and west locations usually score low here.

How to read these numbers

The big number is a noise level from 0 to 100, and lower means quieter. For scale, a quiet country road in Texas comes out near 9, and Times Square in New York comes out near 36. The three source scores underneath run the same way: higher means more of that kind of noise, though in practice they top out around 50, not 100. The data company scores quiet on a 0 to 100 scale; we flip it to a noise level so the number reads the way you would expect.

Noise avoidance tip

North facing homes look across Cesar Chavez at the convention center rebuild. South facing homes look toward Rainey Street and the lake, and the bars there run late on weekends. A higher floor takes the edge off both. Ask which way the home faces, and stand in it with the windows shut on a Friday night before you sign.

Our take

Keep in mind what this number covers. The Quincy's census block group sits at the north end of the Rainey Street bar district, with hotels along Cesar Chavez and big weekend crowds. Of 430 incidents in the past year, 357 were property incidents and 73 were personal. Theft, criminal trespass and car break ins top the list, with 14 bike thefts and 15 mail thefts. That's a little under the average block group in the same police sector, though counts rose about 18 percent in recent months. Fob entry and a staffed lobby help inside the building. Our read: leave nothing in your car, lock your bike even in the bike room, and walk home on the busier streets late on a Saturday.

Source: City of Austin PD crime reports · dataset fdj4-gpfu · block group scale · pulled Oct 2026

Crime numbers tell one part of the story. The other question we get about a block like this: what about the cars? So we pulled the city's crash reports for a quarter mile around the building on October 15, 2026. We pull them again every month.

The bottom line

The Quincy gets the big things right for someone who wants downtown on foot: the lake trail and Rainey Street minutes away, real views from the upper floors, a grocery and a front desk in the lobby, and studios that start low for a tower this new. The staff are the most praised thing in its reviews by a wide margin.

The tradeoffs are cost and condition. Every plan carries $163 a month in required fees before parking and utilities, the one bedrooms jump hard once they pass 750 square feet, and some homes are turned over looking worn. Go in with the full monthly number, walk the exact home you'd rent, and get every fix in writing before you sign.

Frequently asked questions

Are utilities included at The Quincy?

No. Electric, water and sewer are billed to you, and so is internet. Separately, the property adds $163 a month in required fees to the base rent of every plan on its own price list. Ask leasing for the fee guide and what utilities have averaged over the past year on your plan.

Does The Quincy allow pets, and is there a weight limit?

Yes, and there's no weight limit. Up to 2 pets per home, and standard breed restrictions apply. Budget a $400 fee per pet that you don't get back plus $35 a month per pet. There's an indoor dog grooming room, and the Butler Trail is about five minutes away.

How much does a 1 bedroom cost at The Quincy?

One bedrooms run from $1,631 to $3,465 depending on the plan and floor (598–884 sq ft). The low end is usually the 598 square foot plan. The plans of 750 square feet and up start more than $1,000 a month above it. Add $163 in required fees, parking and utilities. Prices move daily, so text us for the number on a specific home.

What is the current special at The Quincy?

Specials here come and go, and the calculator on this page applies whichever one is running now. Send us a text before your tour and we'll check which homes it covers. Before you sign, ask leasing what your rent does at renewal.

What are the income requirements at The Quincy?

The Quincy doesn't publish a number. Plan on about 3x the monthly rent, measured on the base rent, not the rent after the special. For a $1,631 one bedroom that works out to $4,893 a month, or $58,716 a year, in income you can document. Approval usually takes one to three business days. Screening rules can change, so check with leasing before you apply.

Does The Quincy have income restricted apartments?

Yes, a few. The city lists 14 homes here set aside for households at or under 80 percent of the area median income, held at that level through 2061. For 2026 that limit is $74,800 a year for one person and $85,450 for two. Those homes have their own income paperwork, so ask leasing which plans are open.

How much is parking at The Quincy?

An open garage spot is $125 a month and a reserved spot is $200, and no spot comes with the apartment. Street parking near Rainey fills up on weekend nights.

What lease terms does The Quincy offer?

Leases start at 6 months, and the property's own price list quotes most homes on 12 to 16 month terms. Shorter leases usually cost more each month, so price two or three lengths before you pick one.

What the crime data shows near The Quincy

City of Austin police reports logged 357 property incidents and 73 personal incidents in this census block group over the past 12 months. The average block group in the same police sector logged 381 and 90, so this one runs a little under its sector. Theft, trespassing and car break ins lead the list, which fits a block next to a bar district. The monthly count rose about 18 percent in recent months. The building has fob entry and a front desk.

How is your service really free?

Apartment communities pay locator agents a small referral fee when we send them a renter who signs a lease. That money comes out of their marketing budget, the same money they'd spend on ads. You never pay us, and using a locator doesn't raise your rent.

How fresh is the data on The Quincy?

Rents and open homes refresh daily from our pricing data. We read the amenities, pet policy, the $163 in required monthly fees and the Google rating in October 2026, and the review themes come from 294 reviews pooled from several review sites. The admin, parking, storage and pet fees come from other listings, so check those on your tour. If something looks off, tell us and we'll ask leasing.
